11). Before you sign a listing agreement have a checklist of things you want the broker/agent to agree to do for you. Remember the agent normally does not have the power or authority to make decision for the Broker/Manager or Company. Don't let the agent talk you into signing without agreeing to these items during the listing period. It will cost you money if you do.
12). Disclose everything you know about your home. Avoid being sued. No longer can you sell with the "as is" attitude. Courts are ruling in favor of buyers. Learn what, when and how to disclose properly. It is easy to stay out of law suits and I show you how in easy 1, 2, 3 steps. 13). It pays to Advertise. Learn to ask the right questions about the advertising policy. See first hand how real estate companies train agents to keep from advertising your home and why they do.
14). Pets are wonderful, but not when buyers are trying to look at your home. Barking dogs or cats can cause buyers to hurry their visit to your home. The longer a person looks at your home the better chance you have of selling it. Keep pets away from potential buyers and out of sight. Some owners keep their pets at kennels or leave them with friends during the listing period.
