Even in a motivated market where new listings sell fast, it is essential that you prepare your home to the best possible condition. The listings that sell fast and for the most money are most likely presented to buyers in the best condition possible. Buyers tend to prefer to purchase homes that they can move into quickly.

The first impression your home makes on a buyer could be the final one, so ensure that the property looks as good on the outside as it does inside. Try to prepare your home in a manner that showcases the full potential of each and every room. Is that attic space just used for storage? Cleaning it up and placing a rug and a few pieces of furniture in there can give it the appearance of yet another room in your house. You'll need to maintain the condition of the home during the listing period, but hiring a professional to get you started will take most of the hard work out of your hands. Keep your home well lit during showings, as bright interiors are visually appealing. (Just remember to keep those windows clean!)

A few small "showcasing" efforts can also make your home more appealing. Put up new shower curtains; apply some oil to squeaky hinges; placing fresh flowers in the home will spruce things up. Doing all these little things can reflect value in the buyers' mind.
