Your home needs to be shown in order to be sold. The thought of letting all those people come through might not be too appealing, but few buyers will purchase a home without spending time there. In some cases, buyers will want to spend a lot of time in the home, spanning multiple visits before they decide to buy.

It's usually best if the sellers vacate the home when it's being shown to prospective buyers. Buyers often go through the home picking it apart, trying to find what they dislike. This would involve looking in every closet, looking behind appliances, and examining all the little details.

Buyers tend not to scrutinize a home when the sellers are the present. Buyers are often too polite to look inside and behind items when the sellers are home. They may tell you how great everything is, even though they hate the color you painted the kitchen.

A good agent will get buyers over their objections to a home. Paint can be changed. The agent needs to analyze the home with the buyers without the sellers presence.

Insist that your agent follow-up on every showing of your home and report back to you with feedback from the buyers. Let your agent know that this is a service that you expect. Knowing what buyers didn't like about your home could make it that much easier to prepare the home for the next round of buyers.

If you can't leave the home during a showing, sit in the study, or out in the yard. You should NEVER follow the buyers around the home while they look.

Often a buyer will see a home they love, strongly consider buying, and then decide against buying due to fear of making a commitment. This is a common scenario, and even in a fast paced market, you should never assume that the home has been sold based on a conversation with the buyers or their agent.
