How current are the properties in the system?
A listing is considered active for 6 months. Email notification is sent out 30 days prior to listing expiration with a request for you to extend your listing for an additional six months. To extend the listing you simply modify it and it will extend for an additional 6 months unless removed by you. If you do not modify the property it is deleted from the system without further notice.

E Leads
E-Leads is the residentialsource.com mailing list that distribute all your properties to users as the listing is posted. This is a mandatory distribution for all properties input into the system. You may join the list or opt out. Subscribe here.

Sold
I have SOLD the property I have listed. How do I show it in the system. You may either Delete the property or Change the Status to Sold. Using My ReSource simply edit the property appropriately.

City Search for Properties or AgentFinder:
When searching for a city with two names like Ft. Myers or Fort Myers you will get an exact match return. To get the best match simply search by the second word (our system has has been designed to do a string search on the first two words) so that Ft. or Fort or Ft Myers should come up regardless if you simply search with the word Myers or myers. We have done this because of the many different ways the data is entered. Some use Ft., some use Ft (no period) and some use Fort which as you have already learned can be confusing....so when in doubt just use the second of the two words. To make things even more fun we let you just input the first 3 characters of the second word...for instance Ft. Lauderdale...simply use "lau". Orlando use "orl" and Ft. Myers you can just enter "mye". Of course never use the quote marks!

Property Listing Field Input Tips

Price: should always be input without commas or decimals. Enter as 200000 if the price is $200,000.00. Please do NOT put extraneous data in the price field. When you input N/A, +/-, or anything but a price, your property will not come up correctly on a search by Price range. We recognize sometimes there is no choice on something TBD so we have not restricted use of the field.

Be sure to select Type from the dropdown box when adding or modifying a property.

Zip Code - Demographics:
Did you know that in a listing the ZIPCODE is linked to the to the Census Bureau demographics for that zip? It is critical to include a ZIPCODE in your listing so that the automatic link to demographics for the area will display correct information.

Mapping: This system links property addresses to a location map. You must put in an accurate street address in order for the mapping system to link to the correct map. Be sure to click on the street address after you have submitted your property to the system and check to see that it has linked correctly. Please note that we have no control over the map as it is a free internet service from MapQuest so the location may not be entirely accurate, but it is usually very close and certainly close enough for our purposes in general. For rural addresses you might want to work on the address a bit until you get a close match via MapQuest. Then you can modify your property address to fit.

Using Mapquest:
Once you have linked to a map on MapQuest you may use the services of MapQuest to place markers for points of interest on your maps. You can zoom in and out and perform all types of functions, which are explained on the MapQuest site. You can even email a map to someone or save it to your computer to be used in a property package.

Multiple Search:
You may search any property type by multiple States. To do so, simply hold down the CTRL KEY (COMMAND Key on a MAC) as you select each State you wish to search.

Photos:
If you wish a photo to display in place of the photo not available graphic you must name the photo with the "el" designation regardless of what the photo is. "el" tells the system that the photo is the "main" photo for the listing. See more detail or coding your photos and sizing them correctly according to system specs.

Your Profile in AgentFinder:
Each non-owner member of Residential Source is featured in our AgentFinder membership directory. The world can find you when they search by city, state, country, zip, area code, specialization or area served. Be sure to update your Profile via My ReSource to include your website, photo and email address. The profile is available when you login to list or modify property.
